The petition of residents of the State of Queensland draws to the attention of the House to note that due to legislative changes (01.08.25) to the Body Corporate Disclosure Statement, the new Body Corporate Certificate (Form 33) is much more detailed and involves a much greater time in preparation and review. The Form 33 replaces the previous disclosure statement (Section 206) and information certificate (Section 205) that had prescribed fees of $155.00 and $84.10 respectively - totalling $239.10. As body corporate management firms are not permitted to charge the owner more than a new prescribed fee of $84.10, the administration costs (individual details of each unit requiring detailed research and time) have to be charged to the body corporate. This unfairly burdens body corporates, ie. individual owners not involved in the sale and who do not benefit from the sale. 

Your petitioners, therefore, request the House to adjust legislation permitting all costs for this service (Form 33) to be borne by the seller (unit owner) rather than all owners under the body corporate.  Please remove this unjust charge.
